Cooley Signs Lease for New State‑of‑the‑Art Redwood City Office

Cooley Signs Lease for New State‑of‑the‑Art Redwood City Office // Cooley // Global Law Firm

The Big Picture
Cooley LLP has signed a long-term lease to relocate its Palo Alto office to a newly built, high-end office tower at 1900 Broadway in downtown Redwood City, with a planned move-in around 2030. The firm will occupy roughly 145,000 square feet across the top floors, anchoring a larger mixed-use development and effectively serving as the project’s lead tenant.

The new space is being designed as a modern, amenitized workplace with collaborative layouts, outdoor terraces, and transit-oriented access near Caltrain. The move reflects a broader shift away from traditional suburban office campuses toward more urban, experience-driven environments that cater to both employees and clients.

Why it Matters
This deal is a signal that high-quality, well-located office space is still very much in demand, even in a soft office market. Cooley isn’t downsizing out of Silicon Valley, it’s repositioning into a more urban, transit-accessible setting that aligns with how firms are rethinking workplace strategy.

It also reinforces downtown Redwood City’s emergence as a Peninsula office hub. Landing a major anchor tenant like Cooley helps de-risk new development and can unlock financing and construction for projects that otherwise might stall in today’s market.

At a broader level, this is part of a quiet reshuffling of Silicon Valley’s office geography. Legacy office parks are losing ground, while walkable, mixed-use downtown environments with amenities and transit access are gaining traction.
