Zoom’s Downtown San José Headquarters Campus Sells for $82 Million

Downtown San Jose Zoom HQ sells at 55% discount

The Big Picture: A three-building office campus in downtown San José, home to Zoom Communications’ headquarters, has sold for $82 million in an all-cash transaction. SFF Realty Partners acquired the 416,100-square-foot property at 1, 55, and 99 Almaden Boulevard, along with a 1,264-space parking garage. The sale price is 54.7% below the property’s January 2026 assessed value of $181.1 million. Previous owner KBS purchased the campus for $150 million in 2015 and invested more than $49 million in improvements.

Why It Matters: The sale, at approximately $197 per square foot, is another sign of how dramatically downtown San José office property values have changed. While the transaction represents a substantial loss in value for the previous owner, it also demonstrates that investors are willing to put significant capital into downtown properties at today’s prices. These lower acquisition costs could create opportunities to reposition buildings, attract tenants, and bring new investment into downtown San José.
